Harrrogate DEA undertake Energy Performance Certificates (EPCs) for Owners, Vendors, Landlords, Solicitors and Agents in compliance with Government legislation. The aim is to offer a quick and efficient service with reports normally being produced within 24 hours of inspection of a property. We will be as flexible as possible in arranging appointments and are contactable to discuss any aspect of the report prior to inspection. The reports last for 10 years for both selling and letting, they are lodged and registered on the Landmark websit www.hcrregister.com to comply with Government regulations , all lodgement fees are included.
The Process
An inspector will need to gain access to the property in daylight hours to collect the relevant information to process the report.
Moving of furniture, carpets etc will not be necessary. The inspector will need to gain access to all rooms and the loft space where appropriate.
The report will take into account the type of property, the age of the main property, extensions, construction technique of walls and roofs, insulation of the fabric of the property's walls, roofs etc, heating systems, hot water systems, type ,age etc of boilers, emmersions and the control systems, fixed lighting, low energy lighting, ventilation ( fireplaces flues etc) number and types of windows (i.e. double glazing and date of installation if known) types of fuels used for space and water heating, floor area, volume of the premises, number of habitable rooms, heat loss walls and proximity to other properties (i.e. terraced/ detached house or for flats the adjoined properties or flats.)
If you are the owner, you will have some of this information to hand e.g. what date the double glazing was installed. This will be very helpful to the inspector and will allow a more accurate rating in the final report, so always discuss the report with the inspector when they confirm the appointment so you can ascertain what documentation might be needed.
The findings are processed through approved software to give the ratings for the property and the final EPC.The report is then sent to the client as well as being downloaded onto the Government approved Register www.hcrregister.com where it can be accessed only by entering a 20 digit Report Reference Number (thus only approved personnel can view and retrieve the full EPC, i.e. vendors, solicitors, agents etc.
